Cadastral value of land plotsis specified for their redemption, for taxation and in other cases provided for by the legislation of the Russian Federation. There are several main aspects that can affect the change in the cadastral value of land.

Legislation establishes the followinggrounds requiring changes in the previously established cadastral value of land: - specification of the boundaries of the land plot or change of its area; - change in the category of the land plot; - change in the type of permitted use of the land plot.

To calculate the cadastral value, there isa special coefficient is the specific indicator of cadastral value established by law. If it changes at the legislative level, the cadastral value of the land plot will change accordingly.

If the boundaries of the land plot are specified orfor any reasons its area is changing, accordingly, the cadastral value of this plot is subject to change. It will be established by multiplying the newly defined area by the specific indicator provided for this type of plot.

Coefficient of recalculation of cadastral value of landare not the same for different categories of land, and may also vary within one category, depending on their intended purpose. Therefore, when the purpose of the land plot is changed or transferred to another category, the cadastral value is recalculated in accordance with the above-mentioned coefficient, which is established for a newly defined category of land plots.

If the land plot is registered forterritory of the locality, it is often necessary to encounter a change in the permitted use of this site. This concept is often confused with the purpose, but they are clearly delineated in the Land Code. When introducing this type of change, the specific indicator of cadastral value also changes. This leads, respectively, to a change in the cadastral value of the land plot.

When the allowed type of use changesland, the relevant data are recorded in the State Real Estate Cadastre and the State Register of Rights to Real Estate, therefore the new cadastral value is applied to these lands from the moment of making changes.
